Dear Owner,

It is 7:40 on a Saturday night and your phone is face down on the table because you already know who it is.

Everybody at that table knows too. Your wife knows. Your kids stopped asking a while back, which was worse than when they used to ask, and you have a photograph somewhere from a vacation you technically went on where you are standing at the edge of the frame with the phone against your ear.

You will pick it up. Of course you will pick it up. Because the truth, the one you would not say at a chamber breakfast, is that if you do not pick it up nobody else will, and the customer on the other end is going to call somebody whose truck says something different on the side of it.

That is not a business problem. Everybody calls it a business problem, so everybody tries to solve it with more revenue, and more revenue makes it worse.

Here is what it actually is.

You did not build a business. You bought yourself a job.

And you bought it from the worst boss you have ever worked for. He does not let you take time off. He does not pay you first. He calls on Saturday night. And when you finally want out, he will not let you sell, because there is nothing to sell that is not attached to your body.

I want to be straight with you about how I know that.

I buy businesses for a living. That is the whole job. My team looks at home services companies across the Southeast and decides what they are worth to somebody who is not in love with them, and I have read a lot of profit and loss statements belonging to men and women who worked twice as hard as anybody I know and still got handed a number that made them sick.

The number is almost never about how hard they worked. It is about one sentence.

There is one thing in your business that absolutely nobody can do but you.

You already know what it is. You knew before you finished reading the line.

Maybe it is the quote. Nobody else is allowed to price a job because nobody else knows what you know about how a job actually goes. Maybe it is the final sign-off. Maybe it is the one customer who calls your cell after your office says you are out. Maybe it is a password that exists in exactly one place, which is inside your head.

That sentence is the most expensive sentence in your business.

And the reason it is expensive is that it does not bill you all at once. It bills you in five separate envelopes, and most owners never add up more than one of them.

The five bills you are already paying

  • The hours. Not the hours you worked. The hours only you could work. Take that number, whatever it is, and multiply it by fifty-two, and understand that you paid every one of them in the only currency nobody can issue you more of.
  • The job you accidentally bought. A business owner has an asset that keeps producing when he is not in the room. Self-employed means the machine is you. It has nothing to do with revenue. There are men doing four million dollars a year who are self-employed and do not know it.
  • The discount at the closing table. Businesses that actually changed hands last quarter went for an average of 2.7 times cash flow at a median price of $349,250. That is BizBuySell’s Q2 2026 report, built off roughly fifty thousand listings across seventy-plus markets. You may have seen somebody promise five to ten times. I went looking for the study behind that number and there isn’t one, it traces back to broker marketing, which is why you will not hear it from me.
  • The thing you have been meaning to do for two years. The second location. The hire. The website that has been almost finished since the pandemic. It is not undone because you are not capable. It is undone because at nine at night, after a day of being the emergency, you open the laptop at the kitchen table, look at it for a minute, close it, and go to bed. That is two years spent at capacity instead of at altitude, and you do not get those back.
  • The one your family pays. Everybody in your county knows you. They ask for you by name when they phone in. Which means the reputation you spent twenty years building is not an asset of your business at all. It is an asset of your body, and it dies when you do. That is the only bill on this list you will not be around to settle. Somebody you love settles it for you.

What happened to a woman named Kirsten

Ron Davenport was a Desert Storm Army veteran who started a landscape company in Indianapolis in the early nineties. In 2012 he was killed in an accident at work. His wife ran the company for ten years, and when she passed in 2022 the whole thing landed on their daughter.

Here is what Kirsten Davenport-Norwood said about that moment, in an interview with TownePost:

“There was no binder with tabs showing how this transition would happen. Do I take on the company and maintain the dream my father poured into every day? Or do I walk away?”

No binder with tabs.

Somebody in your family is going to be standing exactly where she stood, going through your desk drawers and your phone and the glovebox of your truck, trying to reconstruct twenty years of how-you-did-it from whatever you left behind. Either the binder exists or it does not, and you are not going to be in the room to explain it.

Kirsten took the company. Then she built the binder she had needed. It is still running today and it does not run on her.

What changes for you on [DATE AND TIME]

You stop guessing what your business is worth and start seeing it the way I see it before I write an offer. That is not a small shift. Most owners spend twenty years being graded on a rubric nobody ever showed them.

Here is the rubric. When my team looks at a business to buy, we run three questions in a fixed order. It is not complicated and it is not a secret. It is just that almost nobody outside of my business has ever seen it, because the people who use it are on the other side of the table from you.

One. Does it run without you?
Two. Is the work written down, and does somebody own it?
Three. Do the numbers tell the truth?

That is it. Three questions. And whether you ever sell a day in your life or not, that is what your business is being graded on right now, by a bank, by a buyer, and by your kids.

Then I am going to give you the three steps to answer them yourself, in the next thirty days, for free, using six hours of your time spread across a month.

Let me say the obvious thing out loud, because somebody reading this is already thinking it. I am not trying to buy your business. I am trying to help you make it worth buying. Whether you ever sell it is nobody’s business but yours.

Who you’ll be by the time we’re done

  • How to go from being the most important employee in your company to being the man who owns it. The dividing line between those two is a single sentence, and you will write yours in the first ten minutes.
  • Why the owner who can disappear for a week is worth more than the owner who works twice as hard, and exactly what has to be true before you get to be the first one.

  • What has to exist on paper so your family inherits a business instead of a phone full of contacts they cannot use and a truck they will have to sell.

You are the reason your business made money last month. Your phone, your face, your hands. And somewhere in the last year or two, a part of you started to suspect that this is a problem rather than an achievement.

That is the man I wrote this for. Home services, doing at least a million dollars a year. HVAC, plumbing, electrical, roofing, landscaping, pool, pest control, cleaning, restoration.

Anybody looking for a business opportunity, a side hustle, or a way to make money without owning something first. You need a business before you can get out of the seat in it, and I have nothing useful to say to somebody who does not have one yet.

It is also not for you if you want somebody to tell you that you are almost there. I am going to tell you what I see, and I am going to tell you honestly, because that is more useful to you than being flattered.

Now the part most people hide until the end
